Why buy an office in Singapore?
There are not many strata workplaces to buy in Singapore. The majority of the office buildings are owned by firms or REITS for investment. While official stats on this market section is not available, Colliers International approximates the supply of Strata-titled workplaces in Singapore to be just 14.2% of the total island-wide office stock as of 2011. In fact, 99.3% of island-wide's strata-titled office is located within the central region!
So should you get or rent out?
Well, it depends. There are advantages and disadvantages to every choice. If your company has enough funds and also cash-flow is healthy, then getting your own workplace would be optimal. With rates of interest so reduced as it is now, the regular monthly repayments of your home mortgage might well even be lower than your present rental! Plus having your personal space indicates you will never ever get imprisoned once again by the property owner, resources gratitude of your asset will certainly raise soon and if points do worsen, you could always lease the room to help cover the home loan.
The downside would be the initial investment, which often-times comes with a 30% down-payment of the purchase price in cash. For small companies just starting out, this is the greatest barrier to getting their own space.
